Tenants are responsible for meeting their own immigration and stay registration requirements.

We provide guidance and support throughout the process, and we clearly indicate what each landlord or property is willing to provide, such as eVisitor registration, notarized consent, or in-person consent.

EU/EEA/Swiss citizens staying longer than 3 months
Must register their temporary residence no later than 8 days after the end of the first 3 months of stay.

Non-EU citizens with approved temporary stay
Must register their address within 3 days of entry.

Each property will indicate one of the following options:

A) Consent via eVisitor (short stay only, up to 90 days)
The landlord registers your stay in eVisitor within 24 hours of arrival. This applies to tourist or short stays only and does not replace MUP temporary residence procedures for semester-long or longer stays.

B) Notarized landlord consent (MUP-ready)
The landlord provides notarized consent, usually through a notarized lease agreement or a notarized owner’s declaration. This generally simplifies the process and usually means the landlord does not need to appear in person.

C) Landlord consent in person (at MUP/police station)
If the required documents are not notarized, the landlord will need to appear in person at the MUP/police station to provide consent or sign the necessary documents, if required.

At move-in, you usually have 48 hours to report:

• existing damage

• missing items

• issues with cleanliness, equipment, or other property conditions

If something is not reported within that period and is only discovered at move-out, it may be considered to have happened during your stay.

This means:

• the landlord may treat it as tenant-caused damage

• the repair or replacement cost may be deducted from your deposit

That is why it is very important to:

• inspect the property carefully at move-in

• take photos and report all issues within the allowed time frame

• keep a copy of everything you reported, such as an email or form confirmation

As soon as your travel is booked, please send us:

• your arrival date

• your approximate arrival time in Zagreb

• whether you need assistance coordinating key collection

This helps us and the landlord organize your move-in smoothly within working hours, or check whether a special arrangement may be possible.

This is very common, so please:

1. Tell us your travel plan as early as possible.

2. We will check with the landlord whether they can meet you directly outside our office hours.

3. If that is not possible, you may need to:

• stay one night somewhere else and
• move in during the next working day in our standard time window.

Monday to Friday – 09:00 to 17:00 (local time).

During these hours we handle:

• booking confirmations and payments,

• contract and document preparation,

• coordination of check-ins and check-outs,

• support and communication with you and the landlords.

Outside these hours, our response may be delayed until the next working day.

It depends on who is meeting you:

• If HomeInZagreb needs to be present, move-in is normally limited to Monday–Friday, 09:00–17:00.

• If the landlord agrees to meet you directly, without HomeInZagreb present, it may be possible to arrange a weekend or evening check-in, but this is entirely up to the landlord’s availability and approval.
