Below is a clear overview of how everything works: from listing your property, to receiving bookings, contracts, move-ins, and life with your new tenants.
Step 1 – List Your Property
Get in touch with HomeInZagreb and present your apartment or rooms.
We cooperate with landlords who want reliable international students and young professionals and who are ready to provide a clean, functional, long-stay rental.
We will ask for basic information about:
- address and type of property (room, apartment, whole flat),
- rent, deposit, utilities and payment expectations,
- availability dates and minimum stay,
- house rules (no parties, pets policy, smoking, etc.).
We will also organize photos and, if needed, videos of your property so it can be presented clearly to tenants.
What should I do?
- Contact HomeInZagreb and send us the basic details about your property (location, size, rent, deposit, utilities, rules).
- Prepare the property for photos and videos – clean, tidy, with all rooms accessible and looking as they will for tenants.
- Inform yourself on our website about how we work and what type of clients we serve (international students, interns, young professionals).

Step 2 – Receive & Review Tenant Inquiries
Once your property is listed, HomeInZagreb will promote it to our client base and via our channels.
When a tenant sends an inquiry for your property:
- we collect their basic information,
- we check if their dates and profile fit your property,
- we present their booking inquiry to you.
You then decide whether to accept or decline the inquiry.
If you accept, we continue the reservation process on your behalf.
If you decline, we will suggest the tenant to look for another property from our offer.
What should I do?
- Review the tenant’s inquiry, dates and profile that we send you.
- Respond as soon as possible (ideally within 24 hours, and no later than 48 hours) with “accept” or “decline”.
- Inform us if there are any specific conditions or preferences you want us to communicate to the tenant.
NOTE Landlord decision and privacy
All bookings are subject to landlord approval, HomeInZagreb will inform the tenant whether the inquiry has been accepted or declined.
To protect the landlord’s privacy and decision-making, HomeInZagreb reserves the right not to disclose specific reasons for a declined inquiry, even if requested by the tenant. This does not affect the tenant’s right to submit inquiries for other properties.

Step 3 – Confirm Booking & Payments
When you accept a tenant’s inquiry, HomeInZagreb will:
- send the tenant an offer/invoice with payment details
- inform the tenant about the payment deadline and booking conditions.
Your booking is officially confirmed once:
- the tenant makes the payment to HomeInZagreb, and we send a booking confirmation to both you and the tenant.
After that, HomeInZagreb transfers the deposit to you (as agreed in our cooperation/brokerage agreement), and the apartment is reserved for that tenant for the agreed period.
What should I do?
- Confirm the final rent, deposit amount and availability dates before we send the offer to the tenant.
- Wait for our booking confirmation – this means the tenant has paid and the reservation is secure.
- Keep the deposit you receive as a guarantee for unpaid rent, utilities and possible damage, according to the Tenancy Agreement.

Step 4 – Tenancy Agreement & Move-In
After the booking is confirmed, HomeInZagreb prepares the Tenancy Agreement between you and the tenant, based on the terms you agreed with us (rent, deposit, utilities, rules, dates).
- The contract is usually drafted and sent a few days before the move-in date, when all information (dates, roommates, arrival times) is clear and final.
- HomeInZagreb uses online signature whenever possible, to make the process easier for both sides.
When the tenant arrives:
- Move-in is usually organized on working days, Monday–Friday, 09:00–17:00.
- You (or a person you authorize) meet the tenant, hand over the keys, show the apartment and explain rules.
- It is recommended to document the initial condition and meter readings together with the tenant.
From the start rent date in the contract:
- the tenant pays monthly rent and utilities directly to you,
- you keep the deposit until the end of the tenancy and final settlement.
What should I do?
- Review and sign the Tenancy Agreement prepared by HomeInZagreb.
- Coordinate with us and the tenant to set a check-in date and time, ideally within our working hours.
- Prepare the apartment for move-in: clean, functional, with all agreed equipment, and ready for inspection with the tenant.
- Clearly explain your house rules, building rules and expectations at the check-in.

Step 5 – During the Tenancy & Move-Out
During the stay:
- you receive rent and utilities directly from the tenant,
- you handle regular maintenance and repairs (unless damage is clearly caused by the tenant),
- the tenant is responsible for cleanliness, care, ventilation and following rules.
HomeInZagreb remains available for support and communication, helping to prevent misunderstandings and to resolve issues when they appear.
At the end of the stay:
- you agree a move-out date and time with the tenant (and HomeInZagreb, if needed),
- you check the condition of the apartment and final meter readings,
- you calculate any deductions from the deposit for unpaid rent, utilities or damage,
- you refund the remaining deposit to the tenant within a reasonable time after final bills and calculations.
What should I do?
- Inform HomeInZagreb if there are problems with payments or serious rule violations, so we can support you.
- At move-out, perform a fair, documented inspection and clearly communicate any deductions from the deposit.
Refund the remaining deposit to the tenant’s bank account as soon as the settlement is complete.
