The minimum stay period is the minimum number of months a property can be rented, usually defined by the landlord. This is the minimum number of months the landlord is willing to rent out their property. In case your rental period is shorter try to look for alternatives on our website with a different minimum rental period.

Tenants are responsible for meeting immigration/stay obligations.

We support and guide, and we clearly show what each landlord/property is willing to provide (eVisitor / notarized consent / in-person consent).

EU/EEA/Swiss staying longer than 3 months

• Must register temporary residence no later than 8 days after the first 3 months ends.

Non-EU on approved temporary stay

• Must register their address within 3 days of entry

Each property will show one of these options:

A) Consent via eVisitor (short stay only, up to 90 days)
The landlord registers your stay in eVisitor within 24 hours of arrival. This is for tourist/short stays and does not replace semester+ MUP residence procedures.

B) Notarized landlord consent (MUP-ready)
The landlord provides notarized consent (typically via a notarized lease or notarized owner declaration), which helps avoid extra steps and usually avoids the landlord needing to appear in person.

C) Landlord consent in person (at MUP/police station)
If documents are not notarized, the landlord will appear in person to give consent/sign at MUP/police station as required.

You should never organize major repairs (plumbing, electrical, structural, gas, windows, doors, etc.) on your own without written approval.

Why:

• The landlord has the right to choose who works on their property.

• Unapproved repairs can create safety, quality, or warranty problems.

• If your unofficial repair causes further damage, you may be responsible for those extra costs.

For small things (like replacing a light bulb), it’s usually fine to do it yourself. For anything else:

Always report the issue first and wait for confirmation whether:

• The landlord/agency will send their repair person, or
• You can solve it yourself and send a receipt.

At move-in, you usually have a period of 48 hours to report:

• Existing damage

• Missing items

• Problems with cleanliness, equipment, etc.

If you don’t report something in that time and it is only discovered at move-out, it may be treated as if it happened during your stay.

This means:

• The landlord could consider it tenant damage

• The cost to fix it might be deducted from your deposit

That’s why it’s very important to:

• Carefully check the property at move-in

• Take photos and report all issues within the allowed time frame

• Keep a copy of what you reported (email or form confirmation)

As soon as your travel is booked, please send us:

• your arrival date,

• your approximate arrival time in Zagreb, and

• whether you need help coordinating keys.

This gives us and the landlord enough time to organize your move-in smoothly within our working hours or to see if a special arrangement is possible.

This is very common, so please:

1. Tell us your travel plan as early as possible.

2. We will check with the landlord whether they can meet you directly outside our office hours.

3. If that is not possible, you may need to:

• stay one night somewhere else and
• move in during the next working day in our standard time window.

Monday to Friday – 09:00 to 17:00 (local time).

During these hours we handle:

• booking confirmations and payments,

• contract and document preparation,

• coordination of check-ins and check-outs,

• support and communication with you and the landlords.

Outside these hours, our response may be delayed until the next working day.

It depends on who is meeting you:

• If HomeInZagreb needs to be present, move-in is normally limited to Monday–Friday, 09:00–17:00.

• If the landlord agrees to meet you directly, without HomeInZagreb present, it may be possible to arrange a weekend or evening check-in, but this is entirely up to the landlord’s availability and approval.

Always discuss your preferred arrival time in advance so we can check what is realistically possible.
