You should never arrange major repairs on your own without prior written approval. This includes plumbing, electrical, structural, gas, window, door, and similar repair works.

The landlord has the right to choose who carries out work on their property. Unapproved repairs may create safety, quality, or warranty issues. If an unofficial repair causes additional damage, you may be held responsible for the related costs.
For minor issues, such as replacing a light bulb, it is usually acceptable to handle them yourself. For anything beyond that, always report the issue first and wait for confirmation on whether:
