• a brief written summary of your stay (property, dates, rent and deposit).

This is often enough for universities or programs to confirm housing.
The full Tenancy Agreement is still prepared closer to your arrival, when all information is final.

When we draft the contract a few days before your arrival, we send it to you so that you can:

• read it carefully,

• ask questions if something is not clear,

• share it with your parents or another advisor if you wish.

Only after that do you sign it (usually electronically) and the landlord signs it as well.

Yes.

Your booking is considered confirmed when:

• the landlord accepts your inquiry, and

• you pay the service fee and security deposit within the deadline, and

• you receive our booking confirmation.

From that moment, the apartment is reserved for you from the agreed start date, and the Cancellation Policy and agreed conditions already apply.
The Tenancy Agreement that you sign a few days before arrival is based on these same terms.

We wait until a few days before arrival because this is when we have the most accurate information, such as:

• your move-in dates

• any flight or travel changes,

• any landlord changes to details (for example, bank account, building info).

If we draft the contract too early, there are often many changes later, which means multiple versions, more confusion, and a higher chance of mistakes.

By preparing it closer to arrival, we work with final, confirmed information and you get a clean, correct document.

The final Tenancy Agreement is usually drafted and sent a few days before your arrival and move-in date.

First we:

• confirm your booking with the landlord,

• receive your service fee and security deposit, and

• register all your final dates and details.

Once everything is clear and up to date, we prepare the contract and send it to you to review and sign.

The agreement is written in Croatian, with an English translation included. In case of any difference, the Croatian version is legally binding.

The contract is governed by the law of the Republic of Croatia, especially:

• the Act on Obligations and

• the Act on Renting Apartments.

Any disputes that cannot be solved amicably are handled by the court in Zagreb, Croatia.

The agreement is signed for a fixed term and normally ends on the agreed end date.

If you end the agreement early without a special arrangement:

• the landlord has the right to keep the deposit, and

• you may still be responsible for rent and costs until another solution is agreed.

The landlord may also terminate the agreement if you:

• break important rules (non-payment, subletting, parties, smoking, drugs, serious house rule violations, etc.), or

• are more than 15 days late with rent or other payments.

In those cases, the landlord can keep the deposit and must give you a 7-day notice to leave the apartment.

In any emergency you must:

1. act immediately to protect people and property,

2. call the appropriate emergency services, and

3. inform the landlord as soon as possible.

Yes, but with rules:

• The landlord or an authorized person may inspect the apartment with at least 24 hours’ prior notice, usually by email or phone.

• In emergency situations (for example, fire or serious water leak), the landlord may enter without prior notice to protect people and property.

NO

• Parties and group gatherings in the apartment are strictly forbidden.

• You must respect noise rules and quiet hours (generally 22:00–08:00).

• Smoking inside the apartment is not allowed.

• Alcohol abuse is not allowed.

• The use or possession of drugs in the apartment is strictly forbidden.

If you break these rules, the landlord can:

• terminate the contract with a 7-day notice, and

• keep your deposit.
