HomeInZagreb can try to help, but there is no guarantee that:

• a suitable replacement will be found, or

• that they will accept the same conditions and dates.

Until a new tenant is fully approved and signs the necessary agreements, you and any co-tenants remain responsible for:

• rent,

• utilities, and

• other obligations under the original contract.

Leaving early is your own decision, so the responsibility remains with you unless the landlord formally releases you in writing.

If there are multiple tenants on one contract, they are usually jointly and severally liable. This means:

• each tenant is responsible for the full rent and costs, not just “their part”, and

• if one person leaves early, the remaining tenants are still responsible for the full rent until the end of the contract, unless a new agreement is made.

If someone wants to leave early:

• they should first discuss it with their roommates,

• then contact HomeInZagreb and the landlord to see if a replacement tenant is possible, and

• understand that until a replacement is found and a new agreement is signed, the original tenants remain responsible.

The agreement is signed for a fixed term and normally ends on the agreed end date.

If you end the agreement early without a special arrangement:

• the landlord has the right to keep the deposit, and

• you may still be responsible for rent and costs until another solution is agreed.

The landlord may also terminate the agreement if you:

• break important rules (non-payment, subletting, parties, smoking, drugs, serious house rule violations, etc.), or

• are more than 15 days late with rent or other payments.

In those cases, the landlord can keep the deposit and must give you a 7-day notice to leave the apartment.

• Parties and group gatherings in the apartment are strictly forbidden.

• You must respect noise rules and quiet hours (generally 22:00–08:00).

• Smoking inside the apartment is not allowed.

• Alcohol abuse is not allowed.

• The use or possession of drugs in the apartment is strictly forbidden.

If you break these rules, the landlord can:

• terminate the contract with a 7-day notice, and

• keep your deposit.

You are.

The tenant who signed the contract is fully responsible for:

• the behavior of guests and visitors,

• any damage or disturbance caused by them,

• any fines, cleaning, or repair costs.

This includes problems caused by friends, classmates, or visitors you barely know. If they are in the apartment as your guests, you carry the responsibility.

If you host a party or group gathering, you are breaking the contract. The landlord has the right to:

• terminate the tenancy with a short notice period (usually 7 days), and

• keep your full security deposit as compensation.

On top of that, you may have to pay for:

• any damage in the apartment or building,

• extra cleaning,

• fines or costs caused by your behavior.

HomeInZagreb cannot “protect” you from these consequences – they come directly from your agreement with the landlord and from Croatian law.

The Tenancy Agreement requires you to:

• respect quiet hours, typically 22:00–08:00,

• keep TV, music, and conversations at a low level during these times,

• follow all laws and building rules related to noise.

• If neighbors complain or the police are called, this can be treated as a serious breach of the agreement.

Because most apartments are in residential buildings, not party hostels or clubs. Parties often cause:

• noise complaints from neighbors,

• visits from building management or police,

• damage to furniture, floors, and walls,

• extra cleaning, broken items, or trash in common areas,

• tension with landlords and building owners.

To protect neighbors, landlords, and future tenants – and to keep you safe – parties are completely forbidden.

Normal social life is fine as long as you:

• keep the number of visitors reasonable,

• respect quiet hours (generally 22:00–08:00 under Croatian rules),

• avoid loud music and shouting,

• do not disturb neighbors or roommates,

• follow any additional house rules the landlord or building has.

Once a “quiet visit” becomes crowded or noisy, it is considered a party and becomes a violation of the contract.

In this context, a “party” or “group gathering” means, for example:

• more people in the apartment than those listed as tenants,
• loud music, shouting, or singing,
• drinking sessions that disturb neighbors,
• “pre-drinks”, after-parties, or celebrations that go beyond normal, quiet social visits,
• any event that creates significant noise or crowding in the apartment or building.

Basically: if it looks, sounds, or feels like a party, it is not allowed.
