Utilities (also called bills, overheads or running costs) are the ongoing costs for using the property, in addition to the monthly rent. They are related to your actual use of the apartment/room/house during your stay.

Utilities are separate from:

• the HomeInZagreb service fee

• the security deposit

It depends on the property and the contract. Your Tenancy Agreement will state one of the following:

1. Utilities are included in the rent

2. Utilities are paid by consumption (based on actual bills)

3. Utilities are paid as a fixed / lump-sum amount, in addition to the rent

Always check your contract to see which option applies to you.

This is also visible during the booking/reservation for each property.

No. Parties and group gatherings are strictly prohibited in all apartments and rooms rented through HomeInZagreb.

The standard Tenancy Agreement clearly forbids any kind of parties or group events inside the property, and it requires tenants to respect building house rules and Croatian noise regulations.

In most cases, pets are not permitted unless the landlord has given explicit written approval in advance.

If a pet is allowed by special agreement, you may still be:

• responsible for any damage or additional cleaning related to the pet, and

• required to keep the apartment free from odors, pet hair, and noise disturbance.

Bringing a pet without prior permission may be considered a breach of contract and could result in:

• additional charges, and

• possible termination of the tenancy.

Only the tenants named in the contract are allowed to live in the apartment. If the landlord discovers that other people are living there, they may increase the rent or terminate the agreement.

You may not sublet the apartment, or any part of it, to another person without the landlord’s prior written consent.

You must also inform the landlord about any person who is not listed in the agreement and stays in the apartment for more than 24 hours or uses it for overnight stays.
