Yes.

If your contract says rent starts on September 1, but you arrive on September 5, you still pay rent from September 1.

You have the right to use the apartment from the start rent date, and the landlord is keeping it empty for you from that day. Choosing to arrive later is your personal decision, but it does not change the rent start date.

Yes. Your move-in date (the day you physically arrive and take the keys) can be different from the start rent date (the day your rent obligation begins).

The start rent date is the date from which:

• the landlord is keeping the apartment reserved only for you, and

• you are legally obligated to pay rent,

even if you choose to arrive a few days later.

In EUR,the costs of the transactions should be covered by the client, a full amount should be received as stated on the offer.

The security deposit (amount shown in the Basic Terms) is paid as a guarantee that you will:

• pay rent and utilities, and

• take care of the apartment and follow the contract.

At the end of the tenancy, the landlord returns the deposit within a reasonable time, but can legally:

• wait for final utility bills and

• check and repair any damage before returning it.

The landlord can keep all or part of the deposit if:

• you terminate the contract early,

• you owe rent or utilities, or

• there is damage or cleaning needed beyond normal wear and tear.

The deposit cannot be used as rent or utilities during the contract, unless the landlord and tenant make an exceptional, written agreement for the last month’s utilities.

The monthly rent amount is written in the Basic Terms and repeated in the rent article. There is also a payment schedule table that shows:

• which rental period each payment covers, and

• the exact due date for each month (for example, rent for January due on January 1).

Rent is paid directly to the landlord, using the bank account listed in the contract. If the rent is not paid on time, the landlord can:

• charge statutory default interest for every day of delay, and

• if you are more than 15 days late, terminate the agreement and keep the deposit.

In some cases, landlord and tenant may agree on a different payment arrangement only for the first and last month, but this must be mutual and in line with the contract.

If you move out before the end rent date:

• this is usually considered early departure,

• you may still be responsible for rent until the end of the agreed period,

• unless a replacement tenant acceptable to the landlord and the agency is found

• or the landlord agrees in writing to end the contract earlier.

Leaving the apartment and handing back the keys does not automatically end your rent obligation.

The key reference is what is written in the Tenancy Agreement and any written termination agreement.

Once your start rent date arrives:

• rent is usually due once per month, on the due date defined in the contract,

• each payment covers a rental period (often from the 1st to the last day of the month, or from the contract start day each month).

You must continue to pay:

• every month,

• until the end rent date,

even if you decide to leave earlier, unless an early termination agreement is made and confirmed in writing.

The contract will tell you the rent due date (for example, the 1st, 5th or 10th of the month).

Typically:

• the first rent payment for the period starting on the start rent date is due on or before that due date.

• In many cases, the first rent is paid before or at the beginning of the first month, so rent is paid in advance for the period that is starting.

Example:

• Start rent date: September 1

• Rent due date: every 1st of the month

• First rent for September is due on or before September 1.

Always follow the exact rule written in your Tenancy Agreement.

Usually, your move-out date is the same or very close to the end rent date in the contract.

If you leave:

• on or just before the end rent date → this matches the contract.

• earlier than the end rent date, without an agreed early termination →

  • you may still be responsible for rent until the end rent date,

  • unless the landlord and agency approve different terms (for example, a replacement tenant).

Always check your contract if you are considering leaving before the end rent date.
