Tenants are responsible for meeting their own immigration and stay registration requirements.

We provide guidance and support throughout the process, and we clearly indicate what each landlord or property is willing to provide, such as eVisitor registration, notarized consent, or in-person consent.

EU/EEA/Swiss citizens staying longer than 3 months
Must register their temporary residence no later than 8 days after the end of the first 3 months of stay.

Non-EU citizens with approved temporary stay
Must register their address within 3 days of entry.

Each property will indicate one of the following options:

A) Consent via eVisitor (short stay only, up to 90 days)
The landlord registers your stay in eVisitor within 24 hours of arrival. This applies to tourist or short stays only and does not replace MUP temporary residence procedures for semester-long or longer stays.

B) Notarized landlord consent (MUP-ready)
The landlord provides notarized consent, usually through a notarized lease agreement or a notarized owner’s declaration. This generally simplifies the process and usually means the landlord does not need to appear in person.

C) Landlord consent in person (at MUP/police station)
If the required documents are not notarized, the landlord will need to appear in person at the MUP/police station to provide consent or sign the necessary documents, if required.

• The final contract is prepared and sent a few days before your arrival.

• We wait until this moment because then we have the most accurate information: final dates, roommates, travel changes, and any landlord updates.

You still have time to:

• read everything carefully,

• ask questions,

• share the contract with your parents or advisor before signing.

Yes, in most cases we or the landlord can provide:

• a confirmation of your tenancy and

• a statement of rent paid, based on the records you and the landlord have kept.

If you know you will need this for your university, employer or future landlord, it is helpful to:

• keep your own proof of payments (bank statements, transfer confirmations), and

• request the confirmation before or shortly after your move-out, while everything is still fresh.

HomeInZagreb and the landlord can:

• provide the necessary housing documents (for example, tenancy agreement or confirmation of accommodation),

• inform you in general terms that registration of stay is required under Croatian law.

However, the legal responsibility to:

• understand the rules,

• follow the correct procedure, and

• respect deadlines,

belongs to you, the tenant.

You must check official sources (police, Ministry of Interior, embassy, university) and complete all steps yourself. HomeInZagreb and the landlord cannot be responsible for your immigration or legal status.

Stay calm and respectful:

• Listen to the complaint and try to reduce noise or adjust behavior if it is reasonable.

• If the situation continues or becomes uncomfortable, inform the landlord and HomeInZagreb in writing, explaining what happened.

• Avoid shouting or escalating the situation in hallways or common areas.

Consistent complaints from neighbors can lead to landlord pressure and, in serious cases, termination of the tenancy, so it’s important to react early and constructively.

In most cases, pets are not permitted unless the landlord has given explicit written approval in advance.

If a pet is allowed by special agreement, you may still be:

• responsible for any damage or additional cleaning related to the pet, and

• required to keep the apartment free from odors, pet hair, and noise disturbance.

Bringing a pet without prior permission may be considered a breach of contract and could result in:

• additional charges, and

• possible termination of the tenancy.

If you lose the keys or damage the lock:

• you must inform the landlord immediately,

• the landlord may need to change the cylinder and keys for security reasons,

• the cost of new keys and lock is usually your responsibility.

If you do not pay directly, these costs can be deducted from your deposit at the end of the tenancy.
