Yes, in most cases we or the landlord can provide:

• a confirmation of your tenancy and

• a statement of rent paid, based on the records you and the landlord have kept.

If you know you will need this for your university, employer or future landlord, it is helpful to:

• keep your own proof of payments (bank statements, transfer confirmations), and

• request the confirmation before or shortly after your move-out, while everything is still fresh.

HomeInZagreb and the landlord can:

• provide the necessary housing documents (for example, tenancy agreement or confirmation of accommodation),

• inform you in general terms that registration of stay is required under Croatian law.

However, the legal responsibility to:

• understand the rules,

• follow the correct procedure, and

• respect deadlines,

belongs to you, the tenant.

You must check official sources (police, Ministry of Interior, embassy, university) and complete all steps yourself. HomeInZagreb and the landlord cannot be responsible for your immigration or legal status.

Stay calm and respectful:

• Listen to the complaint and try to reduce noise or adjust behavior if it is reasonable.

• If the situation continues or becomes uncomfortable, inform the landlord and HomeInZagreb in writing, explaining what happened.

• Avoid shouting or escalating the situation in hallways or common areas.

Consistent complaints from neighbors can lead to landlord pressure and, in serious cases, termination of the tenancy, so it’s important to react early and constructively.

In most cases, pets are not allowed, unless the landlord gives explicit written consent in advance.

If pets are allowed by special agreement, you may be:

• responsible for any pet-related damage or extra cleaning, and

• expected to keep the apartment free of odors, hair, and noise issues.

Bringing a pet without permission can be treated as a breach of contract and may lead to:

• extra charges, and

• possible termination of the tenancy.

If you lose the keys or damage the lock:

• you must inform the landlord immediately,

• the landlord may need to change the cylinder and keys for security reasons,

• the cost of new keys and lock is usually your responsibility.

If you do not pay directly, these costs can be deducted from your deposit at the end of the tenancy.

In any emergency you must:

1. act immediately to protect people and property,

2. call the appropriate emergency services, and

3. inform the landlord as soon as possible.

Yes, but with rules:

• The landlord or an authorized person may inspect the apartment with at least 24 hours’ prior notice, usually by email or phone.

• In emergency situations (for example, fire or serious water leak), the landlord may enter without prior notice to protect people and property.

Only the tenants listed in the contract are allowed to live in the apartment. If the landlord discovers other people living there:

• they may raise the rent or

• terminate the agreement.

You cannot sublet the apartment or any part of it to other people without the landlord’s written consent.

You must inform the landlord about any person who:

• is not listed in the agreement, and

• stays in the apartment for more than 24 hours or uses it for overnight stays.

Violating the rules on subletting, extra occupants, house rules, parties, or smoking/drugs gives the landlord the right to terminate the contract with 7 days’ notice and keep the deposit.

Overnight guests are very limited:

• The Tenancy Agreement requires you to inform the landlord about anyone who stays longer than 24 hours or uses the property for overnight stays.
• Repeated or frequent, unreported overnight guests can be treated as unauthorized occupants and a breach of contract.

And remember: an overnight stay after a loud party is still part of the same problem – if there was a party or disturbance, it is already a violation.
